Gadsden Valuations was built by a property data specialist using machine learning and 31 million government sale records.

The premise is simple: property valuations should not be expensive, slow, or opaque. The UK government publishes an extraordinary amount of property data — every sale price, every energy certificate, local crime rates, school ratings, flood zones, price indices. We take that data, train a machine learning model on it, and produce instant valuations with published accuracy metrics and full methodology disclosure.

The mission is to democratise access to property valuations. Professional-grade estimates should not be gatekept behind £500 surveyor fees or opaque institutional AVMs that publish no accuracy data. If the model is good, the numbers should speak for themselves. If it is not good enough for a particular use case, the confidence tier will tell you.

How we operate

No enterprise sales teams

Sign up, buy credits, run valuations. No demos, no sales calls, no "contact us for pricing" on the standard product. If you need API access or custom volume, we will talk — but the self-serve product is the same one everybody uses.

Transparent pricing

Prices are on the website. No negotiation, no hidden fees, no minimum commitments. The same price whether you are an individual buyer or a property company.

Published accuracy

Our backtest metrics are live on the accuracy page, broken down by region. If the model underperforms in a particular area, you will see it. We do not hide behind national averages.

No black boxes

Every valuation report shows which features drove the estimate and by how much. The methodology page explains the model architecture, data sources, and validation approach in full. We publish what most AVM providers treat as proprietary.
